As a landlord, one of the most important things to get right is to choose a good tenant. Having your property constantly occupied by a tenant that will respect your rental agreement, care for your property and pay rent on time is important to make sure you maximize the returns on your property investment. Picking the right tenant can avoid a long and costly eviction process later on.

Finding the perfect tenant can be an intimidating experience, especially for new or inexperienced landlords. It can be difficult to know how to find tenants in the first place, check their background and look out for any warning signs.

If you choose to find a tenant for your property by yourself, there are many key things too look out for. The Right Tennant Has Good Credit

The right tenant will be financially responsible. If they are responsible with their bills and pay them on time and in full, they are likely to do the same with your rent.

You can verify their income by asking for copies of their pay stubs or by calling their employer directly to verify their employment, length of employment, their attendance record and monthly earnings. Ideally, their monthly income should be at least three times your monthly rent to ensure their finances have plenty of room.

If you have the ability to, you could also run a credit check. With this, you will be able to see if they have a history of paying their bills on time and check to see their income/debt ratio. For example, if your rent is $1000 per month and the potential tenant earns $2500 per month, it could seem at first that they would easily be able to afford your rent. However, if the tenant has $1500 in debt repayments to fulfill each month, it’s likely they wouldn’t be able to afford your rent.

Perform a Criminal Background Check

Criminal information is a public record and can be viewed at various court houses. A criminal background check will reveal both serious and minor offences. You will need the tenant name and date of birth to run a criminal background check, but remember that potential tenants with a criminal background could try to falsify their information, so make sure you fully check their identity before.

There is currently no nationwide database of criminal records, so even with a criminal background check it can be difficult to get a true picture of your tenants history if they have moved around from state to state.

Running a criminal record check yourself can be time consuming. It could be a good idea for you to hire a professional property management company to do this for you.

Check Out Their Rental History

You should try and talk to at least two of your potential tenants previous landlords. If you only speak to a single landlord and the applicant is a problem tenant, the landlord might not be as forthcoming with the truth as they may just want the tenant off their hands. By speaking with two landlords, you are likely to get a more accurate picture of your potential tenant.

Questions you should ask the landlord include did they pay their rent on time? How did they care for the property? Were they clean and respectful? Did they cause any damage to the property other than the usual wear and tear? Were they respectful to the neighbors?

If the potential tenant is a first time renter, they will of course not have a rental history and this can make choosing a good tenant more difficult.

A Good Tennant Has a Consistent Lifestyle

A good tenant with a consistent lifestyle is more likely to respect your rental agreement and pay rent on time. Look at their prior addresses and employment history on the application form. Do they move property and switch jobs more often than usual?

If that is the case, the tenant will likely do it again and not be a long term tenant. If they move around jobs often, they may not be able to afford your rent in three months and that will leave you having to search for a new tenant all over again.
